West University Place—commonly called “West U”—is a two-square-mile enclave inside Houston’s Loop 610, situated between the Galleria and the Texas Medical Center. Founded in the early 20th century as a suburb for university faculty near Rice University, the area was incorporated in 1924 and has since evolved into one of Houston’s most desirable residential neighborhoods. Named because of its proximity to Rice University, West University Place was established as a small residential town in 1911 by A.D. Foreman. Foreman and a group of pragmatic residents decided to transform the area that was once country land into an incorporated entity whose highest priority was the creation of a well-planned and well-established infrastructure.
 
In 1939, West University Place opted against consolidating with the City of Houston and has continued as an independent municipality whose city services, parks, police, pool and community events are unparalleled. Its strict code protects residents from industrial development and requires 40 percent of every lot to be open space. Architectural diversity, community spirit and a central location make West University Place one of Houston’s most distinguished “cities within a city.”

The neighborhood features a mix of original small-bungalows, mid-century cottages, and contemporary custom homes. Classic architectural treatments (Georgian, Tudor, farmhouse-revival) sit alongside modern builds. Lots tend to be in the 5,000 square feet range, though some parcels are significantly larger, and new construction frequently pushes upward in size, finish level and price. Real-estate in West U is among Houston’s premium market. Listing prices for newer or larger homes often start well into the million-dollar range, supported by highly rated schools and a strong location. The combination of a stable neighborhood fabric, deed-oriented restrictions, limited commercial intrusion, and proximity to major employment/cultural hubs gives the area strong staying power in value.
